The house that holds my apartment was bought from a private owner by a corporate landlord about 18 months ago, and it hasn't been the same since. It's not just single-family homes being affected. Rents go up; services go down.

My mom lives with me, but she has a rental house in Memphis. We get at least 5 calls a day asking to buy it. We have never had it listed. We wonder where they are even getting our phone number. It wouldn't be so bad if we were not also receiving 5 or so scammer calls a day as well.

texts, postcards, letters and email. Highly invasive and annoying. Put my name on the Do Not Call List but hasn't worked so far. I think they get phone # off tax records. I checked those when buying my own home 13 years ago and saw owner with phone #.

I live near there & was getting a ton a calls on my modest 3BR brick home. I started telling them, "sure, I'll sell. $500k, 'as-is', FIRM."

The calls finally stopped. No idea how they get my phone #!

I'll be damned if I'll contribute to screwing people!

When they call. I tell them I want an amount that is twice the market value. One guy asked, "Is it in that great of shape." I said no, but you're trying to buy a home that I don't want to sell. These people are relentless. They are always hassling me to sell.

with higher homestead exemptions.

Also the housing stock needs to get expanded, and this needs to go hand in hand with better mass transit options. Another thing that can be done is make the base cost associated with building a house lower relative to the total cost. In a sense this would be subsidizing smaller homes at the expense of larger homes. For example it costs about the same to put in sewer and gas service whether it is a small house or a large house.

And the renters are keeping the lawn up. We have an inherited home that the taxes were behind and the city kept sending overgrown lawn notices. We also get those calls, nice guys always willing to buy the place for one dollar and fifty cents.

The people who build the homes and sell the properties are providing homes. They're just swooping in with heavy buying power and then making a profit as an unnecessary middle man.

This is specifically anti-competitive pricing activity and needs to be regulated... ideally regulated out of existence.

and listening to a worm whine about "heavy competition" turns my stomach.

As said upthread, "Keep current on your taxes" and if you have an HOA abide by those rules and show up at the meetings.
