Seattle-area home prices still rising, just not as fast

New data form the Northwest Multiple Listing Service (NMLS) show the number of houses and condos for sale across most of Washington is way up and pending sales are down. Yet prices continue to climb, albeit more slowly.

Median single-family and condo sale prices in King County increased only 2.7% year over year last month, and the price of single-family homes actually declined between 4% and 5% in Southeast Seattle, Beacon Hill and the Redmond/Carnation area.

In the four-county metro, King's median single-family median home price rose 2.2% to $890,000, while Kitsap saw a 5.5% increase to $538,000. The Snohomish price rose 10% to $770,000, and Pierce saw the largest year-over-year bump, 12.8%, to $575,000.

Two counties actually saw median sale prices decline last month, with Island County logging a 7% decline to $549,000, and Ferry in Eastern Washington, experiencing a 22% drop to $194,500, though the latter numbers may have been skewed by the limited number of closed sales (10) in July.
