something an old artworld friend posted on fb- Introducing the #YearOfStitch

because rolling into a new year STILL in a pandemic means we need to level up our stabbing.

It's almost 2022 and I sure didn't expect to be rolling into the new year with another mutation and another round of covid explosion. Last year, we did #MakeDontBreak to get us through January but I see now that I should be planning for a whole year of mental health support.

performers here- what's your favorite beatles song to sing or play?

so, been taking voice lessons for a while, and starting to get my bearings on piano.
so far worked on songs by cole porter, hank williams, and some irish tunes. looking for some new songs. my range isnt great, and it's best i keep it in the key of c.

i bumped into this vid on youtube, and sent it to my teach w the note-
maybe i need some beatles songs. sir paul doesnt seem to care for the black keys.

anyone else watching 'the borgias'?

i'm enjoying it, and hoping that they got the history close enough.
it's a time period i mostly know through art history. so it's filling in a lot of gaps.
i only sort of knew about the borgias, and had no idea there had been a borgia pope.

i guess now i see why priests cant marry.

A Lincoln Park Zoo icon and household name, Dr. Fisher transformed the notion of what a zoo is during his 30-year tenure as zoo director of Lincoln Park Zoo, emphasizing the importance of education and conservation while furthering animal welfare and care.

this man is the reason i stick up for the concept of zoos. he saw into the future, when zoos could be arks, before the idea of endangered species was a thing. he saw what there was to learn from contact w animals, esp for children. there was a fair amount of pressure in his time to start charging admission to the zoo. brookfield zoo, on the outskirts of town, charged admission. it wasnt a lot back then, but these days it's spendy to take the family.
but lincoln park is still free, and a great zoo.

i honestly think we dont care about what we dont see. and if children grow up w/o seeing great creatures, i just think that leaves a hole in their humanity.

here's to you lester. you made the world a better place for critters and humans, too.

ok, so, i'm trying to remember a carol from my childhood. same tune as 'o holy night'

different words.
my mom worked at the catholic hospital down the street, and we used to go to midnight mass in the chapel. someone on the staff had a lovely soprano, and always sang this song.
i dont remember any of the words, just that they werent the same.

i may have to call my big sister. drives me nuts every year this time.

tax law ???? rental property roll over.

so, i know you can sell a rental property, buy another, and skip capital gains. all? some?

but what i want to know is if you can do it in reverse order?
i'm planning to buy a 2 flat, and i have a single family that i may have to sell, just to make that happen. but i dont have control of the timing, seller does. when we started talking, i had the money to make it happen, but the plague has been very, very bad to me.
it would have to be creatively financed at this point, which makes things tight.

i dont want to sell the sf now, but i am not planning on holding it for the heirs, like the rest of my property. (my urban farm)

current tenants are likely to buy. made a big move and wanted to rent a while, but it was the possible sale that sold them on the property. they adore the house. (it was a gut rehab, and a beauty if i do say so myself.)
but they can also comfortably pay the rent, and are prepared for it to be a while.

the gain is significant, and that's a big factor. if it is possible to use the proceeds to pay off the mortgage, i think they whole thing works.
if not, i will not cry too hard about selling. that much debt makes me nervous anyway.
and the place needs some work.

having those rent checks to bridge the rehab/vacancy bit will make a huge difference, tho.
hence my question.

the high cost of doing nothing.

THIS is the message that we need to calculate, and pound into the ground.

just watched a segment on the bbb plan to replace lead water lines on the last word. they talked to the mayor of flint, and he used the phrase- the cost of doing nothing.
the cost of special ed services ALONE for 1 kid probably pays for a whole block being cleaned up.
add the medical costs over a lifetime, and it's clear that pennies save dollars.
for those that dont give a shit about the human cost, the hard dollars and cents might make a crack where the light can get it.

i know this point was made in passing the aca, but it's a little less clear when the cost of doing nothing is borne by individuals, many of whom die and cost no more.
but climate change, infrastructure, and education are much more clear cut.
