In an affluent "village" near where I live in northern NJ, every new business that opens is either a bank or a restaurant.

40 years ago, the business district was a mosaic of delightful shops. Clothing, ice cream parlors, butchers, shoe stores, gift shops, etc.

Shoppers have abandoned "Main Street" for the malls.
