If guns are prohibited on the property through a contract with the tenants, and the owner additionally does some due diligence inspecting the tenant's premises on at least an annual basis, then, if a mishap involving a tenant-owned-gun (or guest of a tenant) occurs on the property, the landlord has a good chance of not being held liable for damages in any lawsuit that arises from a tenant breaking the 'no guns' part of the contract.
