The house sold in a week and for far above the appraisal...but the appraiser used comps that were out of the immediate area. This is a 4 bloci by 4 block submarket that is an entity unto itself. And I am in one of the most desirable blocks because it is the farthest from the two busy streets that are the boundary. Our asking price was $125,000 above the appraisal. We sold for $20,000 less than the asking price (the house needs work).

The buyers are an extremely nice young couple with a 15-month-old daughter. I met them last Saturday when they came in to meet with a couple of contractors.

I move for the first time in my life (yes! I admit it!) a month from today. It is difficult. The condo I am buying is beautiful, but I will miss these familiar walls and spaces and my wonderful neighbors.

I bet you will soon make new wonderful neighbors with your personality. If you think the appraiser did you wrong you can turn them in with the state. Most state websites have the forms online. I always encourage people to act in situations like that. It makes my job easier. We get looked down on because of the unethical actions of a few. I sure do hope your move goes smoothly.

And probably unfamiliar with the area here. We went with the realtors' comps and asking prices, chose the middle one and the woman I know best. She lives on the next street over.
