Anyone ever used one? Someone put an offer on my house, but they don't have an agent. My agent has suggested that he acts as facilitator between us rather than as my agent. He gets the 6% instead of 3 and he offered 1% back to us. I asked for more and he raised it to 1.25%
Any experiences? any input? I hate to lose my "representation" but gaining back some of the realtor fees would be nice.

1. You don't need to do that. The person doesn't have to have an agent. |

He gets three% and represents YOU. The other person needs to represent themselves or get their own agent.

agent than to get a percentage back off realtor fees? If they have no agent would that simply remove the 3% altogether?

Dual agency means he represents both sides and you hired him to represent you. I have had bad luck with the dual agent thing.

The person does NOT need representation. They can do it themselves. You would be giving the realtor more than you should- basically a double payday for him.
