I just found out the upstairs tenant has been entering into my unit on the ground floor to "drop off my mail" (I suspect she is snooping) without my consent, and that she recorded a conversation we had about the landlord with out my permission.
Both are no-nos, correct? CA is a two-party state when to comes to recordings, IIRC.
Do I have any recourse against her either civilly or criminally?

You can call your local BAR Assoc. and they'll give you the number for their lawyer referral agency.
