Cunningham, who also served as a state senator, died at 10:45 p.m., officials said.
Cunningham, considered a political maverick, had been mayor since 2001 and won his Senate seat last year.
"Such a big loss for the city," said Deputy Mayor Anthony Cruz. "So many good things we were doing."
