Real Estate Facilitator

Anyone ever used one?
Someone put an offer on my house, but they don't have an agent. My agent has suggested that he acts as facilitator between us rather than as my agent. He gets the 6% instead of 3 and he offered 1% back to us. I asked for more and he raised it to 1.25%

Any experiences? any input? I hate to lose my "representation" but gaining back some of the realtor fees would be nice.
