Crap. Landlord not renewing lease... REALTORS HELP!
Which means I'm a councilman with no home... So I have to find one within a month, within the borough.

I can do that no problem but man, I lived here 2 years, always paid the rent (never more than a week late, after asking if it was OK), ugh...

I'd like to buy but my credit scores are 535, 560, 585. And I only have a month. And would have to struggle to get 3% down on the average house around here ($100K and up) let alone closing costs. And I'm only 26.

Plus I get the responsibility of managing the county Dem HQ starting tomorrow.

Just needed to vent...

That doesn't sound right.

A call or two to a friendly judge or JP should be helpful.

Incidentally, "Realtor" is a service mark of a company that has spent fifty years confusing the public between "Real Estate Agent" and "Realtor". Realtors often come with much higher price tags!

You're in politics, right? Now is probably the time for you to throw your weight around.

5. I have a couple friends in this industry
and I plan on tagging on them as I have tagged on them before for favors for others...

As far as the one month, it's the end of the second lease (year by year) and he gave me as much notice to not renew as the lease states, and while I know I could cause problems - it wasn't notarized, etc. I don't intend on fighting it.

Just freaking out because I have to find a new place in a 0.5 sq mile borough fast enough to move into over the 4th...

Any day now. Or raise them gradually.

At any rate the housing market is going to freak out and pop some time soon.

Maybe he thinks his property is a stinker and he might not be able to move it.

4. written "Notice to Quit"
and the paper specifies vacating. No cause, the lease is up and one month notice was in the lease as far as renewal by both parties.

I could cause problems as mentioned above, but in a community of just over 2,000 and having only lived here for 3 years now...

He wasn't abusive about it, and he's a nice guy.

I just needed to vent and get support, sigh.

6. Technically,
You could squat there for a year. That's how long it would take him to get you out. As long as you pay your rent on time, he can't do anything.

The fact that it was written, pretty much shows that he knows that.

I live in PA. On 5/1/02 I moved into a duplex, it was sold in July. I was given a verbal notice to be out in 30 days. We asked him if we could stretch that to 60 days. The new landlord had no problem with that. After we moved, he mentioned to my husband that he had such a rough time getting other tenants out of his mothers house one time, that it took all most a year to complete the eviction notice.

So just try to get another 30 days out of him. If you find another place to rent, you need time to save up the security deposit and 1st months rent. As long as he knows your not going to be a problem...he should agree.

but, I should add that I live in a very rural area, where people help others out. And we gave him free access to do necessary repairs while we were still there.

And to be honest, you need at least 60 days to find someplace you like, in the borough. He shouldn't really give you a problem. That is if he isn't a republican...lol

7. My 2 cents
If you are really in politics and you live in a town with only 2,000 people do you really want a reputation for being a hard *** or a deadbeat. It is possible to find a new place in 30 days or less.

Here are some suggestions:

1.) make a list NOW of what you absolutely have to have for housing, i.e., closet space, number of bathrooms, washer/dryer hookup, that kind of thing
2.) what are you willing to pay for housing - should be about 1/4 of your monthly income whether you are renting or buying per HUD guidelines
3.) go through the paper
4.) look around town
5.) talk to real estate agents
6.) maybe you can sublease for the summer, put your stuff in storage, until you have more time
7.) once you find a new place email me back and I will be glad to help

8. In my opinion
30 days is not enough. If he knew he wasn't going to renew the lease, he could of given a head's up a month ago.

Borough & council members are under some weird rules in the Commonwealth Of Pennsylvania. You can move into another apartment and find out that the borough line ends across the road, and you would have to give up your seat.

We have some very strange rules here. I lived in one place for almost 25 yrs, and I still am not sure where the borough lines end. And neither did they, my parents found out after 15 yrs, that they had been paying the wrong place taxes. They had been paying the borough when they should of been paying a township, no one figured that out till the sewer went in. And the borough I am talking about has a population of over 6,000 people.
