But I had a friend who was a pretty lapsed Catholic in an area that was increasingly populated with Hispanic Catholics. She swears that the Madonna (garden statuary) altar with flower garden she put up in the back yard is what finally sold her house.... (probably coincident, but she's convinced, since the family did remark on it). Appealing to your buyers however you can, I guess makes sense.

5. Yes and eventually it sold. I was never sure which direction he
was supposed to be facing, however, and the direction is important, in fact, critical. Its either to wards the house or away from the house. I tried it both ways - don't remember which one was successful. Be sure your "curb appeal" is at its best with a attractive front door scenario, potted flowers on either side - everything gussied up, etc. Good luck!

You're supposed to plant him in the front yard, upside down, facing the house.

We were trying to sell a house for months, but not a nibble. Finally, out of desparation, we buried St. Joseph in the front yard and a week later we had a buyer.

We still have him. We dug him up and keep him on a shelf in the basement now.

i planted the statue, even tho i am not of the christian persuasion.
i boiled a pot of water with some vanilla in it for showings.
this was after the house had been on the market for several months with no interest.

the house sold almost immediately.
for $10,000 less than the asking price.

is there a patron saint for real estate profits?

10. Yes. A Piece of Land, Not a House.
And since the land was some 40 miles away, it was a small container of dirt from the land with the small statue 3 1/4 in., in it.

The land had been for sale for about a year by the time a relative gave me the statue to use. Fwiw, cause and effect or not, the land sold soon after.

Do NOT tell Arwalden on me about this.

16. it worked for me, upside down
We had it up for sale for months, then 9/11 happened, all commerce slowed down . We sold for a good amount and were out by the end of 2001. Good luck. BTW I am an excatholic.
