house hunting will be the death of me
We made a fourth and absolute final offer on a house today, getting within spitting distance of what the seller was demanding thanks to a dip in interest rates.

And guess what...

24 hours earlier they had accepted a LOWER bid than what we attempted to make today. FFFFFFFFFFFUUUUUUUUUUUUUCCCCCCCCCCCKKKKKKKKKKKKKKKKKKKK! Now I am in the morally awkward position of hoping the buyer gets laid off in the next 2 weeks. What a roller coaster today, we were pretty certain we had this process wrapped up and could move into the whole inspection etc phase, and then found out we were shut out. Of my 8 hours at work, probably 1 hour was actually productive, the rest of the time was spent staring at the wall trying to keep my heart rate down.

Small, but enough for us! Thanks for the well wishes. There's 3 months left in the spring season, but the pressure is on since our oldest starts kindergarten in the fall...

i can't for the life of me figure out why people buy brand new homes in treeless subdivisions that used to be a cornfield...:crazy:

what's the stock of homes like in the area...? are odds pretty good that you'll find another that suits you as well fairly quickly?

I am a Realtor by trade...

Many folks get caught in getting the VERY best deal etc... Thus there are so many hands out even after you get an accepted offer, it is a horrible experience for many....

I suggest a non stressful approach. This can be achieved by looking at the big picture.

Your realtor should be taking care of the details for you - this is where they earn their keep...

I would suggest to re-prioritize, with more emphasis on the home you want combined with the location/schools and less on the price....

Why? Because the home is "your home" where you will raise your family, and then it is an investment. If you made the worst choice possible - you are still going to make a lot of money. unless USA implodes but then we all are SOL.... No we are going into inflation like the 80's and homes will double in 10 years or less. The little bit that you are stressing about is just pennies in the long run...

It is good to count your pennies but - not if it causes stress... Life is just too short.

Well that is my humble opinion

5. that's the approach we took when we bought our house..
what's a couple grand spread out over 30 years anyway? we just wanted to git'er done.
