11. That's actually a good price for the lot in Noe Valley.

The only hitch would be if the current house is of historical value, say an earthquake cottage (the FEMA trailers of 1906.) If that's the case it would expensive to navigate the city planning and zoning process. If it's of no historic significance a rehab with a second story would bring the value up to at least $900.000, maybe over a million if the view is maximized and a parking space can be squeezed into the lot or structure.

San Francisco real estate is still insanely priced.
