it's a hot one here in n. colorado. i shouldn't complain because we've had the rainiest, mildest spring and summer i can remember, but i'm going to anyway because i hate the heat.

Warmish. Seabreezes, turning into thunderstorms most afternoons. I am in fact getting pounded by one right now. Had to have the telephone people out yesterday because my landline got zapped in a thunderstorm Thursday night. If it weren't for really robust central air conditioning systems, this entire state would be uninhabitable.

16. Florida is too hot and muggy for me from April to October and too cold

from December through February. That doesn't leave much of a time window for visiting Disney World for me. :(

28. Depends upon whether you're buying or selling. And where you are.

But generally, it is either really grim, or really great, depending. If you want to buy in a nice area of Florida, right now will probably prove to have been the opportunity of a lifetime. Prices are way down, mortgage money (assuming you need it - about half the sales around here are all cash) is as cheap as it has been in a couple of generations. But if you want to sell, it's pretty bad. If you have to sell (unemployment around here is a little over 11%), it's horrible. In addition to the unemployment rate there are a lot of estates just waiting for the sale of a house so that it can be settled and closed out - there are lots of anxious heirs who want $$ and not Florida real estate.

I could probably sell my place for a little over what I paid for it when I had it built in '03. Which is down somewhere between 40% and 50% from the speculative peak in late '06, early '07. And I'd be more than willing to sell it for that, but I haven't been able to find what I want (this is not a matter of pricing, it's a matter of my being picky) in the way of a replacement property in the areas in which I have been looking. Heck, if I found the right situation, I'd buy it, and worry about selling this place when I could.
