(4,533 posts)Restrictive zoning keeps home prices high. Laws which prevent competition from additional residences benefit existing home owners. California has high home prices because zoning dramatically reduces the number of new residences. State wide laws requiring zoning changes to permit apartments in some places, such as near a public transportation loading site, fail because those in nice areas dont want apartments any where nearby.
It will take a lot more to counter this than calling it racist.
Maybe new laws should require expanded zoning only if each new residence sells for at least $750,000. If a town gets 100 additional residences for 750,000 or more then demand for residences in adjacent areas will decline by 100. And that will lower home prices.
We need to find anti nimby zoning laws that can actually pass.
