The former president traditionally leaves the ceremony after the swearing in and is gone. The new president then spends then first night in the WH. Usually everything is moved out prior to the swearing in.

They do an amazing job turning over the White House from the time the outgoing president leaves and the new president comes in.

It's like elves and fairies do it.
