1. It's only a smoking deal if it costs less to "fixer-up" than it would be worth in the end.

It's also not really a fixer-upper in the usual sense, as clearly noted. It needs a full renovation.

full bathroom redos, paint (interior and exterior). You’re probably talking $100–150K in all. I don’t know ... labor may be cheaper in West Virginia.

Find out if it’s in a neighborhood that will bear that kind of investment. If so, it’s a good deal.

5. Owner would never accept a "financed" bid; that's some Zillow joke of a mortgage payment, though!

CASH ONLY investor buyers that would definitely be non-residents might bid it up in only a few months for a rental or easy flip, which surely would top Zillow's joke of that $46 mortgage.

My grandmother had one. I wish we had replaced and taken it when we sold her house. It was deep and wonderful.

7. Most other houses in the neighborhood are valued from mid teens to mid 20s.

The most expensive house within a few blocks is low 50s.

Even if this house was free, it would be a bad investment.

and there are MANY MANY homes in certain parts of the country that are/can be fabulous for less than $40k

Most of them are in town that are a bit off the beaten path... towns that once had a rail stop or an industry but now, don't.
