My neighbour is a builder, and, about two years ago, he used a term I'd never heard before - "framing package." Prices have gone through the roof lately, and I'm sure they seem a LOT higher here, partly because of the exchange rate, so I can't imagine what they are now.
The "framing package" includes site prep (levelling and any digging necessary), the foundation, framing (duh) and the roof sheeted but not shingled. For a regular sort of spec house, 2000-2400 square feet, at that time, they were using a ballpark of $150,000.
Add in exterior cladding of some kind, a roof, insulation, wiring, plumbing, interior finishes and it is no small endeavour.
