we bought the house 4 years ago- and home renovation is my hobby. I did major work on every room of our previous house- taking out some walls, and adding others. totally tore out two baths and a kitchen and started from scratch.

there's a spring-fed pond a few blocks away, with a small creek running away from it, in the opposite direction from our place...and down the hill.

some people geographically would need a biblical flood for water to rise to their property.

what you're not understanding is that there is virtually NO WAY for our house to be inundated by a flood...unless it was one of those 40 days and 40 nights of rain type of deals.

and even in the heaviest of rains, the water all runs away from us, and down the hill.
the best chance for our basement to flood would be if for some reason the water connections to the washing machine or water heater completely failed somehow, and the electricity to the sump pump failed as well(except that there's also a battery back-up to it).

through FEMA, but
they have insurance carriers handle some part of the paperwork..
When I lived in a house we had flood insurance through FEMA, but we paid State Farm.

Call your insurance agent.

and you need to get it before anything happens as it has a wait time and cant be underwritten once there are warnings.

costs. Flood insurance is very cheap if one doesn't live in a flood proned area.

The home I own is at sea level, 1/4 mile from the ocean. It's toast if a tsunami hits.

The elevation here is over 1900 feet. If it floods here a lot of people are in really big trouble.

I'm on the Gulf Coast and have to carry both, wind and flood damage aren't covered by normal homeowner's insurance, at least not here in Texas.
