(903 posts)we bought the house 4 years ago- and home renovation is my hobby. I did major work on every room of our previous house- taking out some walls, and adding others. totally tore out two baths and a kitchen and started from scratch.

(903 posts)there's a spring-fed pond a few blocks away, with a small creek running away from it, in the opposite direction from our place...and down the hill.

(903 posts)what you're not understanding is that there is virtually NO WAY for our house to be inundated by a flood...unless it was one of those 40 days and 40 nights of rain type of deals.

(903 posts)and even in the heaviest of rains, the water all runs away from us, and down the hill.
the best chance for our basement to flood would be if for some reason the water connections to the washing machine or water heater completely failed somehow, and the electricity to the sump pump failed as well(except that there's also a battery back-up to it).

they have insurance carriers handle some part of the paperwork..
When I lived in a house we had flood insurance through FEMA, but we paid State Farm.
Call your insurance agent.

(77,097 posts)costs. Flood insurance is very cheap if one doesn't live in a flood proned area.

(9,791 posts)The elevation here is over 1900 feet. If it floods here a lot of people are in really big trouble.

(2,165 posts)I'm on the Gulf Coast and have to carry both, wind and flood damage aren't covered by normal homeowner's insurance, at least not here in Texas.
