This tiny house could be a game changer for the low-income population in Detroit

It’s the first of many that will be built on these two blocks between the Lodge and Woodrow Wilson Street. Right now, there are plans to finish seven by October, with the goal of building 25 altogether as the funding comes in. The application process starts soon and the first residents should move in next month.

The houses will range in size from 250-400 square feet. Each house will look different, but will have similar amenities. This model house, seen above, is 300 square feet, and they’ll be building a deck on the back of it for additional living space.

Ford has contributed $400,000 to this project. A 300-square-foot home would cost about $48,000 to build, but that figure could decrease as more are built.

Residents will need an income to qualify for the project. A 300-square-foot home will cost $300 in rent each month, plus heating, which should only be about $32 per month in the winter. They’re using a rent-to-own model, with tenants graduating from a rental lease to a land contract, with potential full ownership rights of the home after seven years.

I watch a lot of HGTV and while you get your asses that invest in Tiny Homes you also get a good breakdown of what a community of these could be like. Especially for those that aren't interested in a lot of material possessions.

Gives them a yard and a sense of privacy, personality, permanence - much better than that post-modern apartment block model of affordable or subsidized housing. These are the size of most studios to 1 bedroom apartments - for a family, even a single parent with one kid situation, the size might be a bit problematic.

The other question would be - is there pedestrian - friendly shopping nearby, or a good public transportation service?

Everything you said... privacy, personality and permanence. A place in which they have potential ownership of. Future plans for homes that are a little larger and can accommodate up to four people are being considered, from what I have read (clicked out of the link).

As to your second question, most of Detroit is a food desert with inadequate transportation. I am not sure what type of shopping facilities/transportation services are located in this area (I am guessing that it isn't the greatest).

On a positive note, it is located on the campus of Cass Community Social Services, so they are close to food, housing, health and job services.

Average price per square foot in detroit is in the $35 neighborhood. These things are $160 per square foot.

That is a total rip off.

For the price of one of these tiny houses you could get a 5 bedroom house with a 1/4 acre of land at least.

I'm thinking Southern California prices, where the cost of construction for a new house averages $150 per sq. ft. (including grading and bringing in utilities), with city property itself costing approximately $50 - $100 per sq. ft. depending on the location.

I suppose the price per square foot in this situation is artificially high to attract federal subsidies and funds for buyers and developers - these look to be new "hand crafted" frame homes rather than renovations or manufactured homes, which will be more expensive to begin with. It would be interesting to see if the costs and price will go down as the article promises once five or six of these houses are built.
If the average Detroit residential sale price per sq. ft. is $35 on lot with an existing "as-is" home, what would be a fair market price for sale of a home built on a new parcel? Up to $90?

After all, these are new houses, and the land they are going on does require improvement - including the removal of any hazmat or brownfields soil.
These are also rent-to-own; the maintenance, insurance, construction liens, taxes, bonds and other city, state, and federal fees are going to have to be carried by the owner until the renters pay off enough to get the title and take over all these costs for themselves.
So all of these costs are going to be added to the cost of the house as it's being sold to the renters and folded into the cost per sq. ft. This is how rent-to-own works in California. It would be interesting to see if once a house title is turned over, if that "cost per house" will remain the same.
$160 is probably too high to be considered fair market value.
But the actual cost of each home and the land improvements is probably around $100 - $120 per sq. ft even if volunteers are clearing out some of the land; closer to the $160 per sq. ft than to the $35 per sq. ft the "as is" depressed property in the rest of the neighborhood is selling at.

The problem I've always seen with real estate is that there's no standard to base costs off, even on a regional basis. If the sellers want to say the land and improvements is worth 500% higher than other properties around it, there's very few regulations that will force them to bring the price down to a fair market value.

Couldn't keep up with the maintenance on a house built on slab that was just 35 years old - replacing the plumbing and wiring in the kitchen and bathrooms, termites and dry rot...the new roof was more than three year's mortgage and that plus replacing the HVAC unit in the attic was the deciding factor to sell. Along with all the local bond measures that came around every two years - another $75 to $100 added every year to the property taxes because "that's how we fund schools and infrastructure improvements"...

That's why I now live in a mobile home park. All the pluses of home ownership (vice apartment living), I own it outright and can renovate it however I want as I have the money to do so, and all I have to worry about is lot rental, tag fees, and insurance...

I drool over some of the houses I see on Detroit Curbed. Even if I had the money, I don't think I would want to go through the stress of renovating a property. These places are money pits.

The historical patina of these homes fascinates me, though. In better (mostly historical) neighborhoods, these houses are bought and flipped at a great expense.

Detroit has tons of vacant land. I'm not a fan of these tiny houses in general (I live in a small apartment, but not as small as these). There is no reason to squeeze people into such small spaces. Can't they follow this model but give people a little more room?

I have lived for years in Texas without A.C. I don't recommend it, but in Detroit a wndow unit or two should do. Leave the floors, paint and furnishings to me. Hell, if the place was too far gone, and zoning allowed it, I would put a trailer in with beefed up insulation.

I think the house-built-for-two is not enough for poor or any families. Might be Ok for young entrepreneurs, which is what this plan seems aimed at. Few plans look at poor people as a real market.

Mobile homes were the original tiny houses, every inch of space planned out for maximum storage and living space.

Mobile homes are still the way to go. The biggest difference is portability, you do not like where you are you can move it. The "tiny home" phase is pure rubbish. There are, and always have been, small well built mobile homes for sale cheaper than $48,000.

I've seen some "tiny houses" no bigger than this but that had much better floor plans. In this one, everything seems to run into everything else and precious little accommodation for any personal belongings at all. No apparent closure to the sleeping space (which could hardly be called a bedroom and not even a token separation between the laundry machine and the main living area (it couldn't just be enclosed?). And what's the point of spending money on a fake chimney for the non-existent fireplace?

Just not well planned.

the people that these tiny houses are targeted for (low-income people such as the previously homeless and students) would never qualify for a mortgage on a house like that. Shite, at 3,000 square feet with crappy windows, the cost of utilities would be far more than the cost to rent to lease one of these small homes. And don't get me started on the cost to maintain a house like that (and from what I see, it is also a fixer-upper).

Geeze, you really think a low-income individual is able to deal financially with this:

Home has great potential with a motivated seller. Room for negotiation in the asking price. This home is a fixer upper. Possible land contract terms available as well. New furnace and hot water heater. Buyer to pay back taxes on the home. Currently taxes owed are at 7,158. Home sold via Quit Claim Deed only. Please do not disturb the tenants.

The tiny house is a hipster phenomenon. Most people have no desire to live in a space so small.

Large houses in Detroit are cheap. This is ludicrous, and has nothing to do with addressing the problems in Detroit, which starts with lack of jobs.

Here is a 4 bedroom house in Detroit, 1,300 square feet, for $13,000, much less than the $48,000 tiny house.

for that money you could totally renovate a large portion of that house.

This is some sort of scam taking advantage of government programs or some sort of incentive.

I like the idea in principle but the prices they are asking are outrageous. Especially in the detroit market.

I have thought a lot about cashing out on my house and buying something outright there with the cash I have in equity. The job market there is crap to be sure but with no mortgage that leaves a lot of room to work with when it comes to work.

someone clearly hasn't thought this through but I don't think it is me.

That was just one of hundreds of houses available at that price and the idea it is somehow better for a person to pay 40k for a tiny house than it is to pay the same for something reasonably sized is ridiculous.

I also find the idea it is easier to get a loan for a 40 k tiny house than it is to get a loan for a normal house at the same price lacking as the value of the tiny house is from the get go over inflated at $160 per square foot in an area where the average is $35

You would have to be an idiot to buy at that price and the only ones who would would be people that are not educated enough to realize what a rip off it is.

Tiny houses are cool but the price they are demanding for those in that market is ludicrous.

$300-$400 a month for a low-income individual is a lot lower than what they would have to pay to own and maintain that house (by a lot).

We are talking about people who are making barely minimum wage, ffs!

P.S. just because someone is poor, doesn't mean that they are an idiot or uneducated.

For that price you could get nice Square footage with upgrades!

Hate the idea of new things being built when so many are left to be torn down and in landfills. Plus, these neighborhoods could be reinvented and and new communities could sprout.

That is almost 30k less than the tiny house and for the 30k you could correct most if not all deficiencies if there are any.

The only thing that can explain the price of those tiny houses is a scam of one form or another.


In california where a tiny lot is 500k it would make sense. In Detroit where real estate is dirt cheap it is a rip off.

how paying 160 per square foot is stupid in a market where the average price per square foot is $35?

You can put any qualifier you want on it but there is no way you can pretend it is somehow a deal for them. the idea that somehow $160 per square foot is going to be easier to pay than $35 is ludicrous. That price is so far off you would be hard pressed to add enough extras to bring it into line.

that 5 bedroom was just an example of how much more you could get for your money. If you wanted something smaller and more manageable you can find hundreds of houses in the 12k neighborhood.

Mortgage on a 12k loan at 6% which is outrageous in itself runs around $72 per month. Tell me again how this is some sort of deal for them?

if the are barely making minimum wage?

What if a water pipe bursts (which does happen in the cold winters here, especially in old homes)? How can they pay to fix that? If they do nothing (which is likely what will happen because they simply do not have the money to fix it) their property will continue to deteriorate. Black mold could start to develop (which does happen) and their health is compromised.

What if they simply can't afford to get the furnace fixed if it breaks down? Will they turn the stove on to be able to survive the frigid winters (which some do). What happens when things get out of hand and the house is set on fire from the stove (which does happen)?

These are scenarios that real people face.

But it is all moot, because the people we are taking about have nothing. Giving them the dignity of a safe and clean place to stay at $300 a month is a good thing.

They aren't paying that at the price being asked.

Not only are they paying it but when it is over and done they will have lost 60% of the value they paid for the house. No one in their right mind is going to buy that from the for the price they agreed to initially.

So from the get go they are getting hosed with this tiny scam.

I like the idea in general but the price they are charging is way out of wack with the local real estate market.

If they dropped them down to the 10k they should cost I would be much more inclined to say this was something more than a scam to make developers money on the backs of poor people

The payment is only $300 per month forget the fact the car is worth $500.

I am basing my judgment on the actual value. Not the artificial price they came up with.

One again there are literally hundreds of houses you can get in detroit for 10k or less. Right away that leaves you with 30k to work with to refurbish the house when compared to the tiny house.

The mortgage on 40K loan at 10% is $351 at 10%

They aren't even giving them a break on the mortgage cost. They are charging a ridiculous interest rate on top of robbing them with the asking price.

I get the need for affordable housing but giving someone a box and telling them you are giving them a deal because the rent will only be $50 per month is still robbing those people. Same as a used car dealer will do.

Its a good idea at a friggin horrible price.

At least in this scenario there is a clear path to ownership, unlike traditional rent.

Granted the cost per s/f is higher but:

1) this is new construction
2) much lower maintenance costs
3) land contract availability for low income people who prob can't get traditional mortgage

If there isn't some profit in it for investors they will pack up and move on. I think this is as win-win as you're going to get.

So you want to live the tiny life? I’m sure one of the reasons that most of us make the leap into the tiny world is because we are tired of the financial burden of the typical home. While researching tiny homes, my wife and I got a little overwhelmed by the $60,000 and up price tags on some of these tiny houses. We were then still overwhelmed by the $25,000 average cost to build a tiny house. We got creative and decided to build a twenty four foot tiny house with a $7,000 budget; we finished the build with about an $8,000 dollar price tag.

You continue to try to come up with excuses for it. As a poster said below lack of housing is not the problem in Detroit.
It would be much more cost efficient to buy up abandoned houses and refit them into multi family dwellings.

It is even more of a scam when funds have been donated to help with the costs. The numbers just don't add up to anything more than scam.

If I understand the article correctly, the tenants would be paying $300 a month with the possibility of outright ownership in 7 years. 300 x 12 x 7 = 25,200. The project is subsidized by companies like Ford which donated $400,000.

30K is a drop in the bucket on a "fixer upper". And what bank is going to be giving poor and/or homeless people home improvement loans?

Every post in this thread, you seem to fail to understand basic home repair costs.

You can have a decent sized house in Detroit or a ridiculously small house in Detroit. It's the same area. And a lot of people who need housing have families. I just don't get how this is beneficial. There is no housing shortage in Detroit. There are houses that need some work and need to become available to people. Why not put resources into that instead of building houses families can't fit in?

the 'tiny house' movement is about the 1% getting us to forget about home/property ownership in favor of being tenants/renters while they buy up land.

Many people are opting to live in tiny houses. You would be surprised at just how little we really need and how much space we waste.

Many tiny house leave a much smaller carbon imprint. They are cheaper. Less to clean too.

Many tiny houses are mobile and you can take it with you when you move.

There are many shows on tv about tiny house living. There is a tiny house nation.

A group of NGOs is attempting this in Dallas. I'm optimistic that may create more discussion and awareness of an already chronic problem as well as afford some homeless a more stable existence.


One of downtown Dallas’ newest neighborhoods will have a sweeping view of the skyline. Residents will sign a lease that costs no money and never expires — and will leave behind years or decades of homelessness in return.

The Cottages at Hickory Crossing will kick off a new approach in Dallas County’s fight against chronic homelessness. It will offer permanent housing before focusing on hard-to-solve problems that led residents to the streets. The tiny village with 50 homes will take aim at some of society’s most persistent challenges: mental illness, addiction, poverty and isolation.

“To me, it’s a symbol of community and safety,” said Keith Ackerman, executive director of The Cottages at Hickory Crossing. “This is a place where you can now be and live and hopefully be a contributor to society once again.”

The cottages were also motivated by finances. The $6.8 million housing project is expected to save Dallas County taxpayers thousands of dollars by offering shelter and medical care to the “frequent fliers” of emergency rooms, hospitals and the jail.

both to build and to run. What was the architect thinking?

(Or should I say 'rowhouse'? A continuous row of houses, anyway, so that they have fewer external walls for heat to escape through in the winter, or heat to come in in the summer).

Maybe it is a zoning issue.

Maybe they know something that we don't about the vitality of a city. Detroit has a lot of vacant land due to the razing of blighted properties. Perhaps creating a neighborhood of (albeit tiny) houses on the Cass Community Social Services campus is an attempt to help realize what a good thing that neighborhood and community is to the city's landscape. Reviving what the city has lost, as it were.

Anywho, I still think it is a good thing. It is a small project that is in its testing phase. I look forward to seeing where it goes.

Since individuals who do are over-represented among the low income population, I can't get excited about these. We need housing to be built with high accessibility standards with our aging population. Great for college students, but a lot of low income people will not be able to take advantage of it.

is a fad, perpetuated by HGTV, etc. To me, a "tiny home" is anything 1000 sq ft or under. Something 300 sq feet or less in size is a closet.

we have some coming in here as housing for the homeless, and good starter house.

But ME? Screw that. I need SPACE.

Pretend instead of 300 sq.ft. they were going to build instead the size of a porta potty....say 3'x4' for a total of 12 sq. ft. But that 12 sq.ft. is still going to need site work to prep a water line, sewer line, electric service, and either a gas line or fuel storage facility depending on heating unit.

And that will still be needed too-a heating unit-along with electrical wiring and a circuit breaker panel, along with plumbing and a sink and toilet. And insulation and wallboard and roofing AND flooring and so much more. And when you finished your cost per sq. ft. would in fact be very high.

And I'd argue that's a necessity when one lives alone even in places a heck of a lot safer than Detroit.

one of the problem in the housing market is that because of rising prices-largely due to inflationary factors on the marketing side-it has become "unprofitable" to build the kind of small houses that were the starter properties for so many singles and young families. Even condos, whose original purpose was to provide those starter homes have become bloated and over priced due mostly to market factors and not so much by actual real estate movement.

Real estate has moved from being a long term investment for the middle and lower middle class into being a short term profit generator for speculators.

There are tons of empty houses in Detroit. Spend money on fixing them instead of on these tiny little places.

Edit: dirt cheap empty houses.

The driver behind this project is the availability of well intentioned eco-funding, not any particular demand from residents for them.

People upthread have noted that they'd "be perfect for a homeless person or a student". Good luck reselling one of these homes to that demographic.

$160/sf? Here's an example of a house 3 times as large, built to seismic codes, for only 50% more - $87 per sf.

The difference in pricing is paid for by the fact that you don't need to go to the laundromat.

Yes, I'd like to improve demand for small(er) homes - but the post war bungalow is an appropriate size and a big improvement.
