Let's make a deal !

This is a possible scenario:

Trump sends his lawyer to talk with the Mueller team of investigators.

"My client is willing to deal with you. If you will stop the investigation, and come out with a statement that Mr Trump has not been found guilty of any criminal charges, then Mr Trump is prepared to step down from the Presidency. However, the public must know that Mr Trump has not been found guilty of any charges. Otherwise, many in the Republican Party will be exposed if this investigation continues..."

Deal?

lays it out telling them impeachment is in the cards and let them take the ball on it before he comes out with charges.

In this scenario, after Mueller has made the "not found guilty of any criminal charges" statement, Trump has no incentive to keep his part of the bargain and resign.

...but wants to leave with a clean slate. He doesn't want to stay and suffer the consequences.
