WE'RE NOT MOVING

When the agent was showing the house today, my sister took her aside and pleaded our case for staying.* The agent convinced the landlord to extend our lease by a year.

The relief is amazing. It'll take the anxiety a while to dissipate, though.

* The landlord declined to renew our lease because we are geriatric & near geriatric (70, 61, 59). He's afraid one of us will die and he'll get stiffed. He said in almost so many words that he wants young people here.

in case the landlord refuses to renew the lease again next year. The federal Fair Housing Act of 1968 and the federal Fair Housing Act Amendments Act of 1988 prohibit discrimination on the basis of the following "protected categories": race or color; religion; national origin; familial status or age; disability or handicap, or sex.

and little glass jars for cotton balls older than that. We have an early electric Singer sewing machine (1920's +), that has all sorts of attachments to make ruffles, etc., but we don't have 70 year old socks, but we do also have 70 year old saws and wood working equipment.

What age is a geriatric age?
There is no specific age but most patients who have a geriatrician as their primary care physician are 75 years of age or older.

Keep your eyes on the landlord.

For example if someone required an elevator or a special ramp because they could no longer use the stairs. But since that's not the case, it really surprises me that he doesn't want older tenants. I would think that older tenants are more likely to pay their rent and utilities on time, keep up the appearances and cleanliness of the place, and just generally be better tenants and better neighbors.

Younger people are more likely to cause a mess, make more noise and possible trouble with authorities. Also the court-ordered evictions are more likely against younger tenants. The landlord's attitude is really puzzling.

He's Vietnamese and has limited English. I don't know him and so don't know his experiences, which likely informed his decision to do it backwards.

...in regards to safety and movement throughout.

That means widening doors for wheelchair access, ramps, other changes. Landlord can be stuck with a big fat fine for refusal.

So did he actually give you your 1 year's lease extension in writing, or just communicated that your lease was extended.

My concern is that if you don't have that in writing, he could give you a months notice to vacate.

If you don't have the updated lease in writing, I would be prepared to start looking for alternative housing when it gets warmer, so you won't get caught flatfooted.

I hope all goes well for you and this won't be something you'll have to deal with over the holidays and winter months.
