i got my appraisal! gave me what was offered.

we were rly nervous. or at least the agent was. it is a new high for the hood.
we were prepared w a list of all the stuff we did, and how much was spent. the appraiser was pleasant, and agreed that it was, on fact, an adorable house.

besides being pleased for myself, i’m taking this as an affirmation of the value of beauty. and of love. after all, the value is what a willing seller pays a willing buyer. if the buyer is willing to pay a little more for a place they fell in love w, there u go.

gave some modest credits for issues, real and imagined, but walking away w enough to right my ship.
should still close mid-march.

ya know, it’s doubly sweet cuz i was an abject failure as a fine artist.
and after getting a certificate in design in my 50’s and never using it….

both my tenants rly loved the place. clearly these guys do too.
so happy to have made a little piece of the world better.

it’s been ‘wish i had a valium’ around here for 2 wks now. i wont go nuts til we close, but i did move a little money to pay some bills now that i know the day is in sight.

i’m already tasting my closing night meal. great little joint by me that i havent been able to afford lately. i think it’s time to get a ride app. i KNOW i’ll be over served.
