It’s not a real flash mob. The vocals and instruments do not match what would’ve been heard live. It apparently is a recording with hired actors in the audience.

(Probably not the entire window chorus, mind you, but the main 'band'...)

However, it does sound too crisp and spectrum-full to be a live recording, I agree with that. It would not be impossible, but the variables from trying this 'on the spot' would suppose a lot of planning and equipment. I didn't see that much in the way of recording apparatus.
