Rainier Beach station area finally targeted for development

If all goes according to plan, a large property near the Rainer Beach light rail station will have nearly 250 apartment units in three years.

Seattle nonprofit Mt. Baker Housing paid $7.5 million for the Thunderbird Treatment Center site, according to an affidavit posted by King County last week. The property at 9236 Renton Ave. S. is less than a half mile from the station, which has been open for nearly a dozen years.

But unlike stations elsewhere along the line that have seen significant development, little has happened around the Rainier Beach station area in Southeast Seattle, where according to U.S. Census data, 30% of households had incomes below 200% of the federal poverty level. Countywide, the figure is just under 19%.

The Thunderbird site will have five four-story buildings with eight studios, 116 one-bedrooms and the rest two-, three- and four-bedrooms.

The property will house low- to middle-income earners and target low- to middle-income individuals and families who earn approximately 60% of area median income.
