1. I think the right hand column says "Spring in a Mountain Village". But I am not sure. n/t

Don't know what the left-hand column says. It might be the painter's signature.

3. this is the translation my Japanese friend provided

The Japanese writing says "spring of mountain and village" The writing on the left side is probably someone's name, but I can't really read it.

It tallies with what others have posted above.
