Better to just give the renters who need it enough money to pay the landlords, or pay the rent for them.
Maybe I'm missing how these renters are going to pay this deferred rent (many thousands of dollars), and how landlords are going to get enough to pay the nut and also do maintenance.
I know someone who rented a house to someone temporarily in Dec 2019 (the tenants had sold their house and were looking to buy another). My acquaintance just meant to help this family out for a bit and then put the house on the market. 1.5 years later, they're still in the house, not paying rent. He's still paying a mortgage and can't sell the house, because no one will buy a house with non-paying tenants.
It isn't really good longterm for either party-- unless I'm missing how this is going to settle in the future.
