What I have seen, although I can't find it right now, is a list of cities, townships, and villages in Michigan that are at risk of failing financially. Let one of them have a beautiful stretch of beach that a developer wants to obtain, or a downtown street just right for the picking in one of these cities and see how fast they get taken over. The people who don't care now soon will.
