The lender does not care who the check comes from. Some people ACH some people send checks, some pay with cashiers checks or money orders. As long as the mortgage is being paid the current servicer is only going to report that the mortgage was paid on time. I am in the real estate settlement business and when someone dies and the property goes to probate the heirs will usually continue to pay any mortgages on the property until it is sold.
