5. Various reasons.

(1) It had midnight showings, meaning clearer roads for potential escape.
(2) It was a big projected-to-be-hit film, so screenings would be crowded.
(3) Many people doing costume play for the screening, so mask and bulletproof vest (and maybe the guns) would fit in.
(4) Scenes with lots of gunfire. Note that the alleged shooter opened fire during a scene with a lot of gunplay to help cover the sound of his weapon, meaning more surprise.

I don't think the content or name of the film had anything to do with it.
