TX has some sensible coastal building codes - in the 1990's FL had zippo.
When I moved to FL in the mid-nineties I was invited to a party on the beach.
I walked out the beach-side door and the high water line was 50 feet away - I was shocked - and my first thought was "this place will be toast if a real hurricane hits".
I was in Antarctica when Hurricane Opal hit Pensacola - we flew over Pensacola Beach when we returned - saw empty lots after empty lots.
The house I partied at was gone - not even the slab remained.

Yeah..those deadbeats. They'll probably turn in fraudulent claims, too. But only the poor ones.
