a ranch. Does it have more acreage. If so, go with that. Older houses can be made more energy efficient. You and your brother can meet up in the middle or go on other outings together and discover new places together. 45 minutes isn’t long. I have a 90 minute commute. Mid century modern houses are great too.

My house is almost 100 years old. With renovations and addition it’s like a brand new home.
