There are lots of open questions, obviously...and there will be compromises to deal with regulatory concerns - like fire, ambulance, etc. But the vision he has is based on very livable cities throughout the world that have dealt with these same issues...there are downside negatives obviously, but they should be outweighed by the positive aspects that such a community design would create.
