it's better that most of us are fair-weather friends of course. But I know what you mean. What a magic place. Nice that it is not a private island at least. The locals are so friendly and there is a sense of community there that is very rare except in the most remote parts of the US. That's as attractive as the actual place to me. I love it there but I wouldn't want any coastal real estate located in the middle of the ocean.
