If you want a vacation cabin down here, this is what you do.

- Buy a couple acres of old farmland that is no longer being farmed, it won't have a lot of big trees. Have it cleared. You can hire someone to Bush-hog it and rip up small roots for $1,000-$3,000, depending upon the person. Then level it and seed it with field grass, you can do that yourself with a rental tractor - a person would likely charge $1,000-$1,500 for that work.

- Buy a mini-House kit. The elaborate ones can run up to $30,000. You can get good ones for $10,000 and less. Amazon sells a variety of them. A handyman can erect it and seal it in maybe two days for maybe $2,000-$3,000.

-Add running water by drilling a very deep well. Add a septic system. The total of all that may run $10,000-$15,000.

My guess is you can set up a nice vacation place for $40,000 or less.

When you aren't using the place, you can rent it out as a vacation rental and recoup your money. There are local realtors that specialize in handling such rentals for owners.
