(14,208 posts)Unless things have drastically changed since he retired (and soon after passed away), all condominium properties over a certain size and or monetary value are mandated by law to have a licensed manager. Property management companies hold that license, or individual property managers, but if the condominium association chooses to self manage, they are still obligated to have a board owner hold a license. President of the board means squat legally, because when it it comes down to the person who is legally liable for advising the board on the law, it is the licensed manager. Of course they may choose to ignore their advice, but in situations where safety is a critical issue, the licensed manager has an obligation to report dangerous or life threatening situations to the state board.
But maybe things have changed.
